Mold Remediation

Mold Testing, Remediation & Clearance

Mold is a moisture problem wearing a biology costume. ABBN finds the water source with meters and thermal imaging, removes affected materials under HEPA containment, treats and dries the cavity, and verifies the result with independent post-remediation clearance testing.

What mold remediation involves

Killing surface mold does nothing if the leak stays. Real remediation starts with diagnostics — moisture meters, thermal imaging and air sampling to map where water is entering and how far the growth has spread behind finishes. Affected porous materials are removed inside sealed containment under negative air, framing is HEPA-vacuumed and treated with antimicrobial, the cavity is dried to target moisture content, and clearance air samples confirm spore counts are back to normal before rebuild.

Signs you need mold remediation

  • Persistent musty or earthy odor, especially in basements
  • Visible black, green or white growth on walls, tile grout or framing
  • Water staining, bubbling paint or warped baseboard
  • Recent flood, roof leak, burst pipe or sewer backup
  • Allergy, asthma or sinus symptoms that ease when you leave the building
  • Condensation on windows, ducts or cold-water lines

How our mold remediation works

  1. 1

Inspection with moisture meters, thermal imaging and air sampling.

  2. 2

Lab analysis and a written report identifying species and source.

  3. 3

HEPA containment, removal of affected material, antimicrobial treatment and drying.

  4. 4

Third-party clearance air testing, then documentation for your file or carrier.

NY licensing and insurance documentation

New York State licenses mold assessment and mold remediation separately, and the same company cannot both assess and remediate the same job without independent oversight — so we bring in third-party assessors for clearance. That separation is also exactly what insurance carriers want to see: independent lab data, moisture mapping, dated photos and an itemized scope, all delivered in the format adjusters accept.

Mold Remediation — common questions

Sometimes not for the visible patch — but testing tells you how far it spread behind finishes and gives you a baseline to prove clearance later. For insurance or a real-estate transaction, test.
